We recommend scheduling a Home Inspection as soon as you have a property under contract. This allows us to identify any potential issues early on and can help you make an informed decision about the purchase of the property.


A home inspection is an objective visual examination of the physical structure and systems of the home, from the foundation to the roof.  So basically, if it is part of the home and we can get to it to touch and examine it then we are going to tell to about it.


Buying a home could be the largest single investment you will ever make. To minimize unpleasant surprises and unexpected difficulties you will want to learn as much as you can about your new or existing home before buying it. A home inspection may identify the need for major repairs or builder oversights as well as the need for maintenance to keep it in good shape.  After the home inspection you will know more about the house which will allow you to make decisions with confidence.

Champ Home Inspections bases the inspection fees on square footage alone.  We have no hidden fees and do not charge extra for pools, spas, sheds, or age like many others do.  You can find our prices right on our Front Page.  They are so fair we do not hide them are ask for all your information.  Remember the price of the home inspection is small versus the possible repairs that may be hidden. 


We accept all credit cards, debit cards, and bank (ACH) transfers with the initial invoice we send you or in person. Paypal and Zelle are also available upon request. Believe it or not we will even take an old school paper check if you prefer.


The length of the home inspection can vary based on the condition of the home however a good estimate is about one hour per 1000 square feet.


It is not required that you attend the home inspection as many of our customers are from out of state and cannot make it.  With that said if you are in town it is highly recommended you attend at least the final walkthrough.  We like to give you an opportunity at the end of the inspection to ask questions as you learn about the condition of the home and how to maintain it.  Champ Home Inspection always tries our best to work around your schedule so you can attend.


No.  A professional home inspection is an examination of the current condition of the home.  It is not an appraisal which determines value. It is not a city inspection which verifies local code compliance.  A home inspector will not pass or fail a home but rather describe its physical condition and indicate what components and systems may need major repairs or replacement without bias.  You will then be able to make educated decisions on how to proceed.  


If the Home Inspection reveals issues with the property, you can use this information to negotiate with the seller for either repairs or a price reduction. In some cases, you may choose to walk away from the purchase entirely.  You may even be planning a full remodel and not worry about some of the findings.  Everyone's budget and needs are different therefore the final decision on how to deal with the finding are up to you.  Your inspection will help you make this decision.


Absolutely.  A pretty car doesn't necessarily run well.  There are many items which could be overlooked by an untrained eye.  Neither a Realtor nor the current homeowner is a certified home inspector.  If I had a dollar for every time I heard "this house is perfect, you won't find anything" let us just say I would not need to work any more.  "But the home is freshly remodeled" you say.  Many items can be installed wrong or corners cut when remodels run over budget.  I love a remodel show as much as the next person but it has make anyone and everyone think they can remodel a home.  This leads us to find many concealed things upon inspection.  So basically, just because it looks great let Champ Home Inspections determine if it IS great.


So you know how to repair things in your home.  You may even be a contractor.  But this is your home purchase that you can easily become emotionally attached to. It is the location you have dreamed of, you can see raising a family there, and so on but is it a good investment?  Will it fall apart as soon as I move in?  Let Champ Home Inspections be your unbias trained eye.  This is what we do all day every day.  We can walk through together and make sure you see the property as it is not as you want it to be.  My story: when I buy a property I always bring an inspector friend along to ensure I am not becoming emotionally attached.


Clients are always amazed at the amount of information included in our reports.  Many companies five you a strange check list type of report that can be difficult to read.  Champ Home Inspection has created its own narrative reports that read more like a book about your house.  The report begins with a checklist of deficiencies found and then continues through all the information about your home.  Type, age, and condition of several components.  Reports are delivered through email as a PDF the same day as the inspection.  No delay as time is of the essence.  We are always available after the inspection to answer questions.  Pictures of deficiencies are included to ease repairs.
